The Chalets at Double Tree by Hilton – MSA Pvt. Ltd., Pakistan

The Project Challenges

The Chalets at DoubleTree by Hilton in Nathiagali, KPK Province, Pakistan, presented a complex set of structural and logistical challenges. Delivered by MSA Pvt. Ltd., the project consists of ten four- and five-story chalet buildings constructed at approximately 8,000 feet above sea level.

The site required engineering for high seismic forces (Zone 3), wind speeds up to 140 mph, and snow loads reaching five feet. Harsh winter conditions and restricted mountainous access complicated material delivery and scheduling. Phase I of the development had been built using conventional concrete, resulting in delays and increased costs. With the hotel operational during Phase II, the owner required a faster, more predictable construction method that minimized disruption while meeting strict structural performance criteria.

The Scottsdale Solution Package

The project team transitioned to an engineered light-gauge steel framing system powered by our advanced roll forming technology. Using Scottsdale’s integrated software, ScotSteel, and manufacturing ecosystem, all wall panels and roof trusses were modeled and fabricated with precision.

On-site production using Scotpanel 7090 and Scotpanel 5140 roll forming machines enabled tight dimensional control, reduced reliance on large prefabricated deliveries, and allowed framing to progress efficiently despite site constraints. The high strength-to-weight ratio of steel reduced seismic forces while delivering clear load paths for wind and snow resistance.

The Results 

The complete steel framing system was erected in approximately 70 days with zero assembly issues in the field. Compared to conventional concrete construction, the roll-formed steel solution improved schedule certainty, reduced waste, and enhanced structural performance.

The Chalets at DoubleTree by Hilton now stand as a benchmark for mid-rise light-gauge steel construction in extreme environments, demonstrating how roll forming technology can overcome demanding design challenges while delivering long-term durability and efficiency.
